From the beginning, the core of TCCA's practice has been in entitlement of real estate property and projects. Entitlement involves a broad spectrum of consulting services intended to secure vested rights and use permits required to develop a project's conceptual plans. Using our well-based financial and analytical experience, we advise our clients on how to maximize and communicate with regulatory and servicing agencies, while developing and implementing a strategy to overcome objections involving stakeholders at all levels.

Our practice has grown with and because of our success in client entitlement work. Our firm's activity in Construction Administration and Property Management are outgrowths of our client service and relationships made while engaged in entitlement projects.

We work hard to maintain our client's confidence and we see entitlement as our footing and focus for decades to come.

Unique Attributes: Our firm, acting as Project Managers, was hired by the Project’s major stakeholders, namely The City of Newport Beach, Fritz Duda Company, and Vornado Realty Trust, to orchestrate multiple consultants (architects, public and media relations, market and economic research, etc.), citizen groups and government officials in achieving a common goal of re-inventing the existing Lido Marina Village and identifying alternative uses for the current City of Newport Beach City Hall site.

The timing of recent changes in use and occupancies of these properties, and their physical proximity, provided the opportunity to create a program for building an integrated, economically viable urban mixed-use hub as the gateway to the Balboa Peninsula, making it a part of a dynamic destination for visitors and residents of Newport Beach.
